Home refurbishments

The home refurbishment activity consists of the modification, renovation, repair or improvement of an existing residential space. Unlike new builds, it works on an already established structure to adapt the property to new aesthetic, functional, habitability or energy efficiency needs.
Specialisations

Minor Refurbishments (or Basic Interiors)

Minor jobs that do not alter the structure, distribution or common elements of the building. They do not require a complex architectural project and are processed with a prior notification or responsible declaration before the local council.
  • Painting and coatings: Smoothing of artex walls and application of emulsion paint.
  • Replacement of flooring: Installation of laminate flooring, parquet or ceramic tiles over the existing floor.
  • Update of finishes: Replacement of interior doors, skirting boards or electrical fittings.
  • Modernisation of bathrooms and kitchens: Replacement of tiles, taps, sanitaryware and furniture without moving the soil pipes.

Full Property Refurbishments (or Major Works)

Total modification of the interior of the property that transforms its layout. These may affect partition walls, utility networks and complete finishes. They require a detailed construction plan and, usually, a minor or major building permit depending on the municipality.
  • Redistribution of spaces: Demolition of partition walls to create open-plan concepts (such as joining the living room and kitchen). Total renovation of installations: Complete replacement from scratch of plumbing, electrical and gas networks.
  • Exterior joinery: Replacement of old windows with aluminium or PVC models featuring thermal break.
  • False ceilings Installation of plasterboard to conceal new LED lighting and air conditioning installations.

Structural Refurbishments or Extensions

Large-scale works that modify the load-bearing elements of the building or increase the built area. They strictly require a Technical Project signed by an architect and a Major Building Permit.
  • Opening of load-bearing walls: Creation of openings or connections through the installation of reinforcement beams (RSJs/IPN beams).
  • Physical extensions: Enclosure of terraces, construction of porches or adding extra floors in detached houses.
  • Slab reinforcement: Repair of structures damaged by aluminous concrete, damp or the passage of time.

Planning and Design

Measurement of the space, design of the new layout on blueprints and selection of materials.

Demolition and Rubble Removal

Removal of furniture, dismantling of sanitary ware, demolition of partition walls and transport of waste to an authorised recycling centre using skip bins.

Setting Out and Installations

Marking out on walls the new chases to embed electrical conduits, plumbing pipes, drains and centralised air conditioning systems.

Brickwork and Plastering

Erection of new partition walls (brick or plasterboard), plastering of walls and levelling of floors using mortar screeds.

Cladding and Installations

Tiling, flooring, false ceilings, and subsequent installation of sanitary ware, doors, kitchen furniture and integrated appliances.

Finishing and Handover

Final painting, putty touch-ups, installation of light fixtures and deep end-of-builder's cleaning for immediate habitability.
